Question 1

How much does a room to rent in Milan cost with Homizy?

Accepted Answer

Prices start from €792 per month, all-inclusive. The cost varies based on room type (shared bathroom, private bathroom, en-suite, studio), floor, room features and length of stay. No agency fees.

Question 2

What does the monthly price include?

Accepted Answer

Everything you need: furnished room rental, utilities (electricity, water, gas), super-fast Wi-Fi, monthly cleaning of common areas in your apartment, access to coworking, fitness area and lounge, personal locker and bike parking. Zero hidden costs.

Question 3

How much do I pay to hold the room?

Accepted Answer

You pay €60 to reserve the room online. This amount confirms your booking and is non-refundable.

Question 4

When is the security deposit paid?

Accepted Answer

It depends on the formula: with Long Stay the deposit is fixed — €1,500 for rooms, €2,000 for studios; with Medium Stay it's also fixed — €750 for rooms, €1,000 for studios. It's only requested after document verification and contract signing. You don't pay it when you hold the room.

Question 5

Is the security deposit returned?

Accepted Answer

Yes, we return it within 30 days of check-out, subject to any damages. If everything is in order, you'll get it back in full.

Question 6

Are there agency fees?

Accepted Answer

No, never. Homizy is a direct rental, no middlemen. You only pay the monthly rent, security deposit and administrative costs.

Question 7

Are there any costs at check-out?

Accepted Answer

Yes. A one-off €67 contract de-registration fee applies when you leave, for both Long Stay and Medium Stay.

Question 8

What are the administrative costs?

Accepted Answer

When you sign the contract you pay €99 for registration (€150 if you don't have an Italian tax code yet — we handle the paperwork manually). At check-out there's a €67 contract de-registration fee. These are the only fixed costs besides rent and deposit.

Question 9

What type of contract do you use?

Accepted Answer

We use a standard Italian residential contract (4+4 formula), officially registered. With Long Stay the minimum stay is 6 months; with Medium Stay it's 1 month. It's the most common and protective form for residential rentals in Italy.

Question 10

What does a 4+4 contract mean?

Accepted Answer

The 4+4 contract is the Italian standard formula for residential rentals. It doesn't mean you're obligated to stay for 8 years: with Long Stay you can give 3 months' notice; with Medium Stay just 1 month. No penalties in either case.

Question 11

Am I locked in for 8 years?

Accepted Answer

No. With Long Stay you can give 3 months' notice, with no penalties. With Medium Stay just 1 month. The 4+4 contract is a standard legal protection, not a rigid obligation.

Question 12

Can I set an exit date?

Accepted Answer

Of course. You can set an exit date and we take care of managing the notice process, simply and automatically.

Question 13

Can I rent a room in Milan for just 1 or 2 months?

Accepted Answer

Yes. With Medium Stay you can stay from 1 month onwards, with just 1 month notice to leave. The price is slightly higher than Long Stay.

Question 14

What is the minimum length of stay?

Accepted Answer

It depends on the formula: with Long Stay the minimum stay is 6 months; with Medium Stay it's 1 month.

Question 15

Can I extend my stay?

Accepted Answer

Yes, if the room is available. We recommend letting us know in advance so we can keep the room for you.

Question 16

Where is Homizy located in Milan?

Accepted Answer

Question 17

What is the difference between Tucidide and Bistolfi?

Accepted Answer

They are two residences 300 metres apart, in the same area. They offer the same coliving experience, with the same services and the same community, but with different spaces: Tucidide has a cinema room, Bistolfi has a garden and rooftop.

Question 18

Accepted Answer

Question 28

When can I move into the room?

Question 29

How does check-out work?

Accepted Answer

Question 30

What are the house rules?

Accepted Answer

The main rule is common sense. When you arrive you'll sign a short set of guidelines where we ask you to respect the spaces and the people. It doesn't take much for everyone to get along.
